These apartments are subsidized by the Department of Housing (DOH) & Connecticut Housing Finance Authority (CHFA) have the most flexibility for people who wish to live independently, yet have access to some support services.

Floor Plan

Our congregate living apartments are designed with accessibility and independence in mind. Ranging from 412 to 520 sq. ft. they are large enough to help residents feel at home.

Eligibility Requirements

  • 62 years of age and older
  • Annual income may not exceed $62,600 for individuals
  • Annual income may not exceed $71,550 for couples
  • No asset limit (however, interest on assets must be included as income)

Our congregate living option brings security, comfort and a sense of community for all who live at Luther Ridge and Luther Manor.

Available for Purchase

Assisted Living Services can be requested (assistance with personal care, medication management, safety checks, escorts to meals and activities, etc.) Additional fees or DSS subsidy may apply. Community based services (CHCPE) are also a possibility.

Applicant/resident must be approved to receive services.

Monthly Rent

Based on adjusted gross income – calculated using a state determined formula. The monthly fee includes Congregate services so it is NOT a straight 30% like in the HUD program.

While we have residents who are on Medicaid, every resident pays a rent.

 

Yes- but only in the Congregate and HUD programs. One pet, 25 pounds or under, up to date on all shots, spayed/neutered, $300 deposit.
